Project Scope:
Acquisition, site assembly, design, development, marketing, pre-construction, and financing on behalf of the owners. Steve Sirang, Managing Director of the owner, Ponce Lighthouse Properties, Inc. (a wholly owned subsidiary of American Safety Insurace Group), directed all aspects of the development, marketing and pre-construction activities of this project, resulting in six exclusive awards in year 2000. In addition, Steve Sirang and Sassan Heydari, led and coordinated all the financing efforts to obtain the acquisition, development and construction financing for the entire project.
Residential Villages: River Edge - Six river front midrise condominium towers containing 184 units surrounding the deepwater marina, containing 142 boat slips. Oak Hammock - 18 luxury townhomes overlooking a lake. Riverwalk Courtyard - 92 units comprising 28 courtyard homes. The Links - 376 condominium units designed in two clover-leaf shaped buildings, overlooking a par-three, nine-hole executive golf course, with a spiral shaped concrete parking structure located in the center of each building, six tennis courts, a swimming pool, pro shops, and an indoor fitness center.
